I keep coming back to one word lately: specialist. It matters more now than it has in a while, because the market’s softening and I’m watching agents from as far away as Colorado try to sell homes here in Augusta. The other day someone told me she wanted me to see her house and keep it in mind, but she’d already promised to list it with the person who manages her rentals. My heart sank a little.
When you sell a high-end home, the agent you choose isn’t a formality. It’s the whole ballgame.
So rather than keep making the case in the abstract, I want to show you what working with an area specialist actually looks like, and why it changes the result you get.
An area specialist knows the buyers. Not buyers in general, but the ones shopping in your price range, in your neighborhood, right now, and beyond that, the ones searching from across the country and around the world, because at this level people are looking globally. Getting your home in front of that audience the right way is a very different job from putting a sign in the yard and hoping.
One of my favorite examples is a home we did at 12 Shatterbrook Circle. What I love about a house like that is the story inside it. The owners, Dr. Gillespie and Judy, came to me with a real vision, plans they’d thought through themselves. We tweaked those ideas together, had them properly drawn up, and built something that reflected exactly how they wanted to live. That’s the kind of collaboration a high-end sale deserves.
The numbers tell part of the story too. In today’s market, that home runs about $415 a square foot under roof. At roughly 6,000 square feet with the garage, that’s around $2.5 million before you even count the lot, which puts it right around a $3 million property. You don’t arrive at a number like that by guessing. You get there by knowing the market and the home inside and out.
Where a specialist really earns their keep is the eye for what to change and what to leave alone. When the bones are good and the structure is solid, most of the work is editing. As you walk through, you’ll look at some things and think, “not today, not the way I live,” and those are the pieces we adjust.
I start with how you actually live, then we edit the space around that. The kitchen and bathrooms are usually where it counts most, and the changes don’t have to be dramatic to make a difference. Fresh paint alone transforms a room, especially a kitchen. Swap the hardware for maybe $1,100, and it reads like $3.
The real skill is standing in a space and knowing what’s necessary and what’s already right where it should be.
That judgment is exactly what you’re hiring. Knowing your buyers, pricing with precision, and seeing a home clearly is what a specialist brings that whoever happens to be nearby simply can’t.
